                                                                                 This program offers income tax credits to
                                                                                 developers who build income-based rental
                                                                                 units, meaning a portion of the total rental
                                                                                 units must be reserved for various income
                                                                                 levels. Through this program, the city has
                                                                                 been able to offer more than 800 affordable
                                                                                 housing units. The city maintains and
                                                                                 updates a list of these units.
                                                                                   The City of Warner Robins’ Community
                                                                                 Development Department also
                                                                                 operates programs to assist low-income
                                                                                 homeowners in the city to maintain their
                                                                                 homes. The Community Development
                                                                                 Department focuses on the revitalization
                                                                                 of blighted or decaying neighborhoods
                                                                                 with the goal of stabilizing, preserving, and
                                                                                 improving the housing within the city. Two
                                                                                 programs offered to achieve this goal are
                                                                                 the owner-occupied Emergency & Home
                                                                                 Repair Grant Program, funded through
                                                                                 U.S. Department of Housing and Urban
                                                                                 Development, and Rebuilding Together
                                                                                 Warner Robins.
                                                                                   The Emergency & Home Repair Grant
                                                                                 Program is on a first-come, first-serve basis
                                                                                 offered to income-qualified homeowners
                                                                                 strictly for emergency repairs and code
                                                                                 violations of homes to meet current code
                                                                                 standards. Rebuilding Together Warner
                                                                                 Robins is a program where community
                                                                                 volunteers assist their elderly neighbors
                                                                                 who suffer from physical disabilities or
                                                                                 financial limitations to maintain their
                                                                                 homes. Since the inception of the
                                                                                 program, more than 26 houses have
                                                                                 been renovated. Projects range from total
