   Gainesville already has what new cities
are paying hundreds of millions of dollars to
create: a four-sided square, historic charm, a
scene of locally owned restaurants and shops
and no vacancies. Gainesville’s downtown
serves as the central business district for
its 40,000 city residents, and the estimated
150,000 commuters who work and shop in
the county seat.
